This provision describes the condition in which the tenant must leave the premises should they vacate the lease at any time (i.e., regardless of whether the tenant vacates at the end of the term or upon early termination). The tenant may be required to remove any fixtures, and/or have the unit cleaned. Some leases may require the tenant to leave the unit in the same condition upon commencing the lease. The parties may also wish to clearly lay out the ownership of various types of fixtures, leasehold improvements, and trade fixtures (i.e. kitchen appliances, if the lease is for a restaurant/cafe) at the end of the lease. Leases will often provide that pre-existing fixtures are the property of the landlord and trade fixtures installed by the tenant are the property of the tenant, however this is a negotiable point.
